Les xifres s\u00f3n clares: <b>la regulaci\u00f3 dels lloguers fa baixar els preus all\u00e0 on s\u2019aplica<\/b>. El preu mitj\u00e0 del lloguer de durada habitual a Barcelona ha passat de 1.193\u202f\u20ac el primer trimestre del 2024 a 1.087\u202f\u20ac aquest 2025, una caiguda del 8,9%. A Catalunya, la baixada \u00e9s del 4,9%, situant-se ara en 828,23\u202f\u20ac.<\/p>\n<p dir=\"ltr\">Aquesta davallada \u00e9s especialment significativa perqu\u00e8 fa un any, <b>en el primer trimestre del 2024, la regulaci\u00f3 encara no estava en vigor<\/b>. \u00c9s una prova contundent: quan s\u2019aplica, la regulaci\u00f3 serveix per contenir els preus. Tanmateix, aquestes dades ofereixen una<b> visi\u00f3 esbiaixada<\/b> de la realitat.<\/p>\n<h3>Els lloguers temporals i els colivings rebenten les estad\u00edstiques<\/h3>\n<p dir=\"ltr\">Els lloguers temporals i colivings <b>s\u2019han disparat un 52% interanual a Barcelona<\/b>, segons ha reconegut la mateixa consellera Paneque. Aquesta fuita massiva d\u2019habitatge cap a f\u00f3rmules no regulades \u00e9s la resposta del mercat per<b> esquivar els topalls<\/b>, i est\u00e0 tenint <b>conseq\u00fc\u00e8ncies devastadores<\/b>.<\/p>\n<p dir=\"ltr\">Segons dades de l\u2019Incas\u00f2l a les quals ha tingut acc\u00e9s el Sindicat, nom\u00e9s <b>durant el 2024, el 21% dels nous contractes a Barcelona van ser temporals o colivings<\/b>. A Catalunya, la xifra \u00e9s del 10,8%. En <b>ciutats universit\u00e0ries<\/b> com Cerdanyola del Vall\u00e8s, arriben fins al 27%; o el 18% a Vic. Tamb\u00e9 s\u00f3n significatius en <b>capitals <\/b>com Girona i Tarragona on signifiquen un 20 i un 16,5% respectivament.<\/p>\n<p dir=\"ltr\">Aquestes f\u00f3rmules, sovint fraudulentes, s\u00f3n la porta d\u2019entrada als<b> abusos immobiliaris<\/b> (cobrament d&#8217;honoraris, despeses extres i menys garanties)\u00a0i als <b>desnonaments <\/b>silenciosos. Els centenars de ve\u00efnes dels blocs de Sant Agust\u00ed, Meridiana o els 7 blocs de Vandor s\u00f3n nom\u00e9s alguns exemples de com es fan servir aquests contractes per expulsar llogateres protegides per la regulaci\u00f3.<\/p>\n<h3>Els lloguers van pujar un 3,8% a Barcelona al 2024 per culpa dels lloguers temporals<\/h3>\n<p dir=\"ltr\">A m\u00e9s, el fet que les estad\u00edstiques oficials no incorporin els preus dels lloguers temporals i colivings, genera un<b> biaix preocupant en la lectura dels preus reals <\/b>del lloguer.<\/p>\n<p dir=\"ltr\">Tal com s\u2019ha pogut comprovar, el quart trimestre del 2024, si nom\u00e9s es compten els lloguers ordinaris, els preus baixaven interanualment un 2,9% a Barcelona i un 2,5% a Catalunya. Per\u00f2 <b>si s\u2019hi afegeixen els temporals i colivings, els preus a Barcelona pugen<\/b> un 1,1% i a Catalunya es mantenen.<\/p>\n<p dir=\"ltr\">Si prenem el <b>preu mitj\u00e0 del 2024<\/b>, veiem que, sense comptar temporals i colivings, els lloguers pujaven un 0,7% a Barcelona i un 0,1% a Catalunya. Per\u00f2 si s\u2019hi incorporen aquests contractes, l<b>\u2019increment real \u00e9s del 3,8% a Barcelona<\/b> i del 2,3% a Catalunya.<\/p>\n<h3>Els lloguers temporals i d\u2019habitacions s\u00f3n, avui, la principal escletxa per burlar la regulaci\u00f3 de preus.<\/h3>\n<p>Actualment, hi ha iniciatives legislatives en tr\u00e0mit tant al\u00a0Parlament\u00a0com al\u00a0Congr\u00e9s\u00a0per acabar amb aquesta trampa i aplicar topalls tamb\u00e9 als temporals i colivings. \u00c9s urgent que aquestes mesures s\u2019aprovin i s\u2019apliquin ja per aturar l\u2019escalada d\u2019expulsions i garantir el dret a l\u2019habitatge.<\/p>","protected":false},"excerpt":{"rendered":"<p>Ahir es van fer p\u00fabliques les dades oficials del preu del lloguer del primer trimestre del 2025.
